    @empirest87 Possible but very difficult because lenders won’t allow assignments and in this day and age you can’t build your biz on buyers needing C loans

    Great info!!! i have one question tho, i kno it’s always better to deal with cash buyers when wholesaling, but what are some of the pros and cons when dealing with a buyer who has convential finacing, is this even possible?

    Because you do so many houses per year, have you gotten hit with the “dealer tax”? or do you just have to pay the regular income tax as if you were working at a normal job?

    Both ways work but I teach my students to to find the deal first and let your deals build your buyer’s list

    Plus you don’t need a loan if you learn to wholesale real estate mainly houses

    First and foremost, very educational vid. Thank You. I am seeking advice on how to handle, deal, and close on a property that does not need ANY rehabbing done to it but the owner is looking to sell. What is that type of situation called in Real Estate jargon?

    The first time I tried this was a lease option in the Pocono Mountains, Pa. It blew up in my face also because I never did a title search until after I signed the lease. The seller owed out crazy amounts of money and had liens on the house. I was greener than green veggies! LOL I bought the Carlton Sheets course many years ago and let it sit around for 5 years before I looked at it. After doing much research, I’m ready to get back in the real estate game again. Guess I’ll be calling you.

    I bought a course for $400 and bought 50 bandit signs for $250 – which I over paid for those signs but my first deal was for $2500 within 30 days of that purchase, DO THE MATH… I was able to find a better deal on bandit signs thru another company
